Overhead Door Repair and Service in Shenandoah

When a dock door sticks, drops hard or won't close, receiving slows and the building loses heat. We repair and service commercial overhead doors at warehouses and receiving docks. You get an arrival window you can plan a shift around, and a call ahead if anything changes.

Keeping your dock doors opening, closing and sealing

Your overhead doors take more abuse than almost anything else at the loading dock. They cycle dozens of times a shift, get clipped by forklift masts and pallet corners, and sit between your trailers and the weather. When a spring breaks or a section bends, the door is either stuck open, leaving the dock exposed, or stuck closed, taking a bay out of use.

We work on sectional steel dock doors, insulated doors and the commercial operators that drive them. Most visits are repairs to the parts that wear: springs, cables, rollers, hinges, tracks and seals. When a door is too far gone, we tell you plainly and walk you through replacement instead of patching it again.

Because a down dock door costs you trucks and labor, we plan the work around your receiving schedule. You get a realistic arrival window, an honest estimate of how long the door will be out, and a call if parts or timing shift.

What our overhead door service covers

Springs and lift cables

Torsion springs only last so many open-and-close cycles, and a door that runs all day on a working dock reaches that limit much sooner than you might expect. We replace broken or worn springs and frayed cables, then balance the door so it doesn't slam down or fight the operator.

Tracks, rollers and hinges

Forklift impacts and years of cycling bend tracks and wear out rollers. We straighten or replace track sections, swap rollers and hinges, and adjust everything so the door travels smoothly.

Damaged door sections

A panel dented by a lift truck can bind the whole door. Where the door allows it, we replace individual sections so you aren't buying a full door for one bad panel.

Operators and safety devices

We repair and adjust commercial door operators, limit settings, photo eyes and reversing edges. Our technicians are OSHA 30 certified, and we test every safety device before the door goes back into use.

Bottom seals and weatherstripping

Torn bottom seals and worn perimeter weatherstripping let in drafts, rain and pests. Replacing them is quick and helps the dock hold temperature, which matters for grocery and cold storage receiving.

Replacement doors

When repair stops making sense, we install new overhead doors sized to your openings, timed around your dock schedule so the bay is out as briefly as possible.

Signs your dock door needs attention

  • A loud bang or a hard drop

A sudden bang often means a spring has snapped. If the door drops fast or feels heavy, stop using it and keep people clear until it's checked.

  • Door runs crooked or binds

One side rising ahead of the other points to a cable, drum or track problem. Left alone, the door can come off its track.

  • Frayed cables or loose hardware

Visible fraying, loose hinge bolts or rollers wobbling in the track are wear you can catch before the door fails mid-shift.

  • Operator reverses or won't close

This is often a misaligned photo eye or a worn limit setting, sometimes a failing operator. Either way, crews start propping doors or bypassing safeties, and that is a real safety risk.

  • Daylight around the door

If you can see light along the bottom or sides, the seals are worn. Through a Schuylkill County winter, that gap shows up on your heating bill and as snow blown onto the dock floor.

How an overhead door repair visit goes

  1. 1

    You tell us what's happening

We ask which doors, what you're seeing and when your dock is busiest. Then we give you an arrival window that works around your trucks.

  2. 2

    We inspect and explain

On site, we check the door, springs, cables, tracks, operator and safety devices. You hear what needs fixing now and what can wait, with a written estimate before any work starts.

  3. 3

Repair with the bay marked off

We lock out the operator, cone off the work area and keep your other doors running. If a part has to be ordered, we tell you when it's expected and call if that date moves.

  4. 4

Test, clean up and hand back

We cycle the door, test the reversing devices and confirm it seals. The labor is backed by our 1-year labor warranty, and we leave the area clear for your crew.

What drives the price of overhead door repair

No two doors fail quite the same way, so we quote once we have looked at yours. The written estimate breaks out parts and labor, and we walk through every line with you before you sign off.

How big the door is and how it's built
Heavier, wider and insulated doors call for larger springs and extra hardware, and balancing them takes more time.
The extent of the damage
Swapping one broken spring is quick. A hard hit that bends sections, track and jamb needs more parts and more hours.
Whether parts are in stock
Standard springs, rollers and seals are often ready to go. Model-specific panels and operator parts may need ordering, which changes both the price and the schedule.
How many doors need work
Handling several doors on one trip usually brings the per-door cost down compared with separate visits. Plenty of facilities combine repairs with loading dock preventative maintenance.
Schedule and reach
Off-shift work, or a door blocked by parked trailers or racking, can add to the labor time.

Overhead door questions

Something not covered here? (570) 533-9838

Can you keep our other dock doors running while you work?

Yes. We work one opening at a time, cone off the area and keep the rest of the dock in use. If a job needs the next bay too, we tell you before we arrive so you can move trucks.

How long will the door be out of service?

Spring, cable and seal repairs are often finished in the same visit. Section replacement or a new operator can take longer if parts must be ordered. We give you a realistic estimate up front and call as soon as anything changes.

One of our door springs snapped. Can we keep running that door until you get here?

Please don't. Without that spring the door is out of balance, so it can come down hard or overwork the operator until the motor gives out. Keep it shut if possible, keep your crew from walking under it, and call us to set up the repair.

Should we repair or replace an old door?

If the sections are solid and replacement parts are still made for that model, fixing it usually costs you less. Once panels have rusted through, more than one section is bent or the manufacturer has stopped supporting the door, that money tends to go further toward a new one. We point out the damage on site, take photos you can share with your manager, and tell you which way we would go if it were our dock.

Do you warranty overhead door repairs?

Yes. Our work comes with a 1-year labor warranty. If a problem traces back to our workmanship within that year, call us and we'll schedule a return visit to make it right.

Do you work on doors outside Shenandoah?

Yes. We serve facilities across the area, including Frackville, Pottsville, Mahanoy City and Mount Carmel. Tell us where you are when you call and we'll give you an arrival window.
